Client rental terms & conditions

These client rental terms summarise how booking a stay at an Akra Vista property works. They are an overview; the binding terms for your stay are set out in the rental agreement you sign.

Booking and confirmation

You send a request with your dates. Once we confirm availability, we issue a rental agreement. Your booking is confirmed when the agreement is signed and the deposit is received.

Payment

• A deposit of 30% of the rental confirms the booking.
• The balance is due 60 days before arrival (or in full if booking within 60 days).

Security deposit

A refundable security deposit (indicatively €4,000) is held before arrival to cover any damage, and released after check-out following inspection.

Cancellation

• More than 60 days before arrival: the deposit may be moved to another date within the same season.
• Between 60 and 30 days: the deposit is non-refundable.
• Within 30 days: the full rental amount applies.

Arrival, occupancy and house rules

• Check-in from 16:00; check-out by 11:00. Early/late may be arranged subject to availability.
• Maximum occupancy is 12 guests unless agreed in writing.
• Events, additional guests, smoking indoors and pets require prior written approval.
• Guests are asked to treat the property and neighbours with care.

Services and fees

Cleaning, a climate-resilience fee and any à-la-carte services (chef, boat, transfers, housekeeping) are confirmed in your quote. VAT is applied as required by Greek law. Add-on services are subject to availability.

Liability and force majeure

Our liability is limited as set out in the rental agreement. We are not responsible for failures caused by events beyond our reasonable control.
